A desk review is very effective for assessing the overall quality of an appraisal and should be utilized on a regular basis by lenders to ensure the strength of their loan portfolio.

 

48-Hour Appraisal Services

A desk review involves the reassessment of another appraiser's report but does not include separate inspection of the subject property or any of the comparables.

The review appraiser will look for any anomalies or inconsistencies in the report based on his knowledge of the area and the description of the property contained in the appraisal.  The selection of comparables will be reviewed to ensure that they are the best available, that the adjustments appear justified and the amount of the adjustments are supported.

THE DESK REVIEW APPRAISAL PROCESS  Desk reviews are very effective as an independent assessment of an appraisal as part of a lender's systematic quality control procedure.  Unlike a field review, a desk review does not require the review appraiser conducting another inspection of the subject property or the comparables.  Consequently, desk reviews are not effective in detecting whether a property feature has been misrepresented.  However, if fraud is not suspected, a desk review provides an excellent secondary assessment of the appraiser's work.

The entire appraisal is reviewed, from the neighborhood and property description to the comparable selection and value conclusion.  An independent search is conducted to determine if more relevant comparables were overlooked.  Independent analysis is conducted to confirm that the adjustments made to the comparables are supported by the market.

The desk review is the ideal tool to ensure that the collateral valuations utilized to make lending decisions are sound.  Using desk reviews on a periodic, rotating basis is the best policy a lender can follow  - especially in an unstable market - to ensure that their portfolio of loans is being backed up by reliable appraisal valuations. 48-Hour Footer
