ESTATE/PROBATE APPRAISALS  Settling an estate can be challenging and stressful. Executors are entrusted to carry out the wishes of the deceased, yet navigating this complicated process - especially at a time of grief - can be overwhelming.

Opinions of value are required for the estate documentation that is submitted to the taxing authority, and these values should be supported by an appraisal.  We've completed hundreds of appraisals for probate purposes and have the expertise and sensitivity to get the job done quickly and correctly.

Local attorneys and accountants rely on our appraisals, and in fact we receive a considerable amount of referral work from estate and probate professionals.  We are recognized experts in the requirements of the courts and the taxing authorities.

In most cases, an appraisal for probate or estate purposes requires that the property be valued as of a specific prior date (i.e. a date of death) as opposed to a current valuation.  A retrospective appraisal, as this is known, requires specialized knowledge as it requires access to and research of historical data.

DIVORCE APPRAISALS   The divorce process involves many decisions about how the assets are to be divided.  Most of the time the two parties either decide to sell the property and split the proceeds or one party will agree to buy out the other party's interest.  Regardless of which option is chosen, a determination of the home's market value is crucial to this process.

We recognize the importance of confidentiality and discretion - especially when conducting appraisals for divorce purposes.  The ethics provision of USPAP (the Uniform Standards of Processional Appraisal Practice) ensures non-disclosure: we reveal nothing about an appraisal we've conducted to anyone other than the client who ordered the appraisal unless specifically instructed by our client or compelled by the court.

TYPES OF APPRAISALS 48-Hours offers a variety of appraisal products. The type of appraisal required is generally a reflection of the purpose of the appraisal. Different appraisal types include:

Full Appraisal (1004/1073/1025) A full appraisal is the most comprehensive type of valuation available. The appraiser tours the entire property - inside and out - noting all amenities and conditions that contribute to the property's value. Multiple pictures are taken of the property for insertion into the report. The appraiser also inspects all of the comparables used in the appraisal from the street to ascertain their similarities and distinctions from the property being valued. Because of the broad scope of the appraisal inspection, a full appraisal is generally considered the most accurate valuation possible.

Drive-By Appraisal (2055) Drive-by appraisals, like the name implies, are conducted exclusively from the exterior of the property. The appraiser tries to determine the condition of the property and how it conforms to the area and to other recently sold homes from the street. The appraiser conducts a similar inspection of the comparables in order to render a value.

Exterior Appraisal (2075) Unlike a full or a drive-by appraisal, an exterior appraisal doesn't render a value but merely provides confirmation that the property exists. Also included is a description of the property's exterior.
