PURCHASE APPRAISALS Buying a home is the single largest investment most people will ever make. For even the most savvy buyer, the process can be overwhelming. The key question on every buyer's mind: "am I paying a fair price for this property?" We provide the unbiased answer to that question. As importantly, lenders need to know if the home has sufficient collateral value to protect their investment - the loan - if the buyer can no longer make payments. Ultimately, we are the eyes and ears of the lender. When conducting a purchase appraisal, our contact-for-entry is often the real estate agent involved in the transaction. Relationships between lender and agent are significant, and we recognize that we are in essence the lender's representative at such meetings. REFINANCE APPRAISALS In recent years, interest rates have dropped to levels that haven't been seen since the Beatles launched their first U.S. tour. Savvy homeowners have taken advantage of this opportunity to lower their payments and/or tap into the considerable home equity the recent run-up of property values has created. Competition among lenders to service this demand has been significant. The type of appraisal required is generally a reflection of the purpose of the appraisal. For mortgage financing, the lender (or the secondary purchaser of loans) determines the level of collateral verification needed after weighing a host of factors that may include the property's value and location, the borrower's credit strength and the amount of the down payment. Different appraisal types include: Full Appraisal (1004/1073/1025) A full appraisal is the most comprehensive type of valuation available. The appraiser tours the entire property - inside and out - noting all amenities and conditions that contribute to the property's value. Multiple pictures are taken of the property for insertion into the report. The appraiser also inspects all of the comparables used in the appraisal from the street to ascertain their similarities and distinctions from the property being valued. Because of the broad scope of the appraisal inspection, a full appraisal is generally considered the most accurate valuation possible. Drive-By Appraisal (2055) Drive-by appraisals, like the name implies, are conducted exclusively from the exterior of the property. The appraiser tries to determine the condition of the property and how it conforms to the area and to other recently sold homes from the street. The appraiser conducts a similar inspection of the comparables in order to render a value. Exterior Appraisal (2075) Unlike a full or a drive-by appraisal, an exterior appraisal doesn't render a value but merely provides confirmation that the property exists. Also included is a description of the property's exterior.
