Andrew Johnson, Partner  In addition to being a certified real estate appraiser, Andrew is also a certified mold inspector and has been a licensed Real Estate Broker since the late 1980's. Andrew's extensive industry experience gives 48-Hour a broad perspective on the needs of both real estate professionals and homeowners. His strong technological background has contributed to the design and implementation of several proprietary software applications that have allowed 48-Hour to become the only provider of valuation tools like the E-Valuator AVM.  Andrew is a graduate of UCLA and lives in La Jolla with his wife and two small children. He enjoys sailing, entertaining and playing the bass, drums and keyboard.

Hans Speidel, Partner  With twenty years in the industry in both development and appraisal, Hans is an expert in property valuation. He was one of the earlier appraisal licensees having received his Residential Appraiser Certification upon the implementation of licensing, and has been valuing complex residential and multi-family properties for over 15 years. His local market expertise and knowledge of the both real estate and appraisal theory help make 48-Hour one of the leading providers of real estate services in California. Hans is a native San Diegan and resides in Birdrock with his wife Gina and their two children. A USC graduate, he is involved in the community as a member of the Board of Directors of La Jolla Parks and Recreation and enjoys spending time with his kids at the beach, practicing photography and playing water sports.

Eric Pollard, Senior Reviewer  Eric comes from a long line of appraisers and spent many hours as a boy helping in his father's appraisal office. His resume includes staff appraiser positions at Coast Savings Bank and Bank of America. He's a graduate of Northern Arizona University and lives in Rancho Bernardo with his wife and four children.

John Gilliland, Field Appraiser  Having lived in San Diego since 1962, John is very familiar with the local market and the housing growth the region has experienced. An industry veteran, John was an active real estate agent and broker for over 20 years before making the switch to property valuations a decade ago. He received his CMI designation several years ago, and is a valued member of the 48-Hour team as both an appraisal and mold expert. He and his wife currently live in Coronado and enjoy traveling and golf.

John Melvin, Field Appraiser  A resident of San Diego for many years, John is an active real estate investor in addition to holding both an appraisal and salesperson license as well as the certification of mold inspector. John is a retired naval officer and earned an MBA in Finance from San Diego State University. He currently resides in Mira Mesa with his wife.

Paul Zetts, Field Appraiser  With his methodical, detailed approach honed from years as a teacher, Paul has extensive experience appraising a wide variety of property types. He is our resident East County expert and is quite familiar with the widely ranging neighborhoods found in that area of San Diego. Paul lives with his family in El Cajon.

Richard S. Lujan, Field Appraiser  Our resident Orange County expert, Richard was born and raised in Southern California providing him first hand insight to many of the communities and their markets where he has applied his geographic competency to appraising real estate. He holds a residential appraisal license and has conducted thousands of property valuations for a variety of real estate appraisal assignments throughout Southern California. He is an avid sports fan, enjoys practicing the art of cooking and resides in San Clemente with his wife.

Jeffrey Flaum, Field Appraiser  Having lived in the Coachella Valley for many years, Jeffrey is very familiar with the nuances of this collection of unique desert communities. Jeffrey's wealth of knowledge and experience in appraising properties in this area of Riverside County and the surrounding regions make him a strong asset to the 48-Hour organization and its clientele.
